You should attend the home inspection

Walk through the home with the inspector so he or she can point out conditions to you that will go into the written report you will receive. Use this opportunity to ask questions about which noted “action items” are minor and which are major. Make your own notes so you can discuss the findings with your real estate agent. A structural home inspection isn’t enough. A structural inspection is what most buyers typically order. There are several types of inspections that should be done: structural, termite, and environmental. Sometimes a home inspector will suggest further inspections. Find out whether the inspector suspects a problem or if the inspector routinely suggests buyers obtain inspections for items the inspector does not generally cover.
